Tenancy fraud has long been a challenge in the social housing sector, but advances in AI are making it more sophisticated and difficult to detect. Criminals are increasingly using AI to create convincing fake identities, forged documents, deepfakes, and automated applications, enabling fraud to bypass traditional verification processes. Recent research highlights the growing scale of the issue, with many AI-generated IDs and documents evading standard detection tools and frontline staff often struggling to identify fraudulent content. To combat these emerging threats, housing providers should adopt AI-powered fraud detection tools, strengthen identity verification through multiple sources and live checks, scrutinise document metadata and behavioural red flags, and introduce additional checks for suspicious applications. By combining technology with layered verification processes, organisations can significantly improve their ability to detect and prevent AI-enabled tenancy fraud.
